Residential Roof Replacement Hunters Hill

In March of 2023 we replaced a roof on a free standing house in Hunters Hill. The original roof was Terracotta tile and the second story extension was also done in Terracotta tile. The new roof installed was Monument Colorbond.

We installed our own guard rail (fall protection system) around the perimeter of the roof first up and then started with the upstairs area which was relatively small but had many faces as it was a hip and valley style roof. We installed new treated pine battens, 60mm Anti-condensation blanket and new 0.48BMT (base metal thickness) Corrugated Colorbond Roof sheeting, with Roll top ridge capping and valleys to suit.

The lower roof also wasn’t large but had quite a few planes and steps, in and out around the second story which required carefully installed custom Colorbond flashings. The timber cladding was to be retained which was challenging, as we needed to get the flashings installed behind it without excessive damage to the cladding.

There was also a low pitched roof metal roof at the front, which was originally a verandah but had been closed in to become Living space for the home. This roof was replaced to 0.48 Kliplok to suit the low pitch and custom Colorbond flashings were fabricated and installed to suit.

For this project, we focused on delivering a complete roofing solution that met the unique needs of the home:
Fall Protection: Installed our own guard rail system around the perimeter of the roof
Upstairs Area: Hip and valley style roof with new treated pine battens, 60mm Anti-condensation blanket, and 0.48 BMT Corrugated Colorbond Roof sheeting
Lower Roof: Multiple planes and steps requiring custom Colorbond flashings, careful installation to preserve existing timber cladding
Low Pitched Roof: Replaced with 0.48 Kliplok to suit the low pitch and custom Colorbond flashings fabricated and installed

What is better – Tiles or Colorbond?

“Depends on who you ask!” is one answer, but each has advantages and disadvantages.

– A new Colorbond roof is lighter than tiles, so it is a good option for an old roof where the roof or building structure has begun to sag, crack or twist under the weight of the old, tiled roof.

– A new Colorbond roof will also tend to tie the whole roof together making it stronger.

– A tiled roof is more susceptible to severe hail damage than a metal roof as even new tiles can crack with good size hail, whereas the metal may be dented, but not break.

– A Colorbond roof is much better under trees too, as falling tree branches tend to break tiles, whereas the Colorbond may only be dented.

– Steel roofing is also more versatile. It can be used on any pitch and made into all kinds of shapes.

And arguably, a new Colorbond roof just looks a lot better!

Should I use Zincalume or Colorbond for my roof?

This is really a question of what look you are after as the cost is very similar. Colorbond has Zincalume steel as its base and is then painted with multiple layers using patented methods that have been tried and tested in Australian conditions.

Zincalume is a fantastic product, but Colorbond is far Superior in terms of its durability and look. It comes in 22 different colours. Zincalume has that silver steel roof colour that many people like and up until recently was slightly cheaper, which is why it was used more commonly on commercial buildings with large roofs.

Should I replace or repair my roof?

This is a common question and fundamentally depends on two factors: how bad the existing roof is and your budget. The only way to know how bad the roof really is would be to get an un-biased professional opinion. Some companies only do roof replacements so they will only try and sell you a new roof. Some only do repairs and will tell you there’s a good 20 more years for your roof when actually it really is best to replace it now.
